Property Manager

The general duties consist of: Set up and maintain policies and procedures where required for the managed developments. Preparation of monthly management reports for clients. Setup and management of annual budgets. Establish and maintain sound relations with clients and tenants. Negotiate and Execute lease agreements on behalf of the owners in compliance with the management manuals. Tender, appointment and management of service companies. Management of office staff. Attend to all maintenance problems and emergency repairs at various buildings. Prepare supplier invoices for payment and authorize all payments. Report on all income and expenses and any variations to budgets. Maintain minutes of all meetings. Correspond with tenants, suppliers and all other parties where necessary and ensure that effective filing systems are set up and maintained. Attend to all legal matters relating to the developments. Plan and schedule all work to be carried out in the developments inclusive of work carried out by contractors. Ensures that optimum stock levels of maintenance spares and equipment are available. Recommend power and energy savings were possible through the modification of equipment and / or systems. Ensure the maintenance of acceptable safety and legal standards required by all authorities. Gather and analyse historical records of equipment to determine trends and formulate solutions to problems. Development of preventative maintenance programs to keep down time within agreed maintenance parameters. Compile monthly management and technical reports and the recommendation of solutions to specific problems. Prepare tenders for specific maintenance or repair jobs and supervise all contractual work. Check invoices against orders / contracts and verify prices and work completed and submit for payment. Attend to all complaints and requests from tenants relating to any and all problems. Develop and maintain a 5 year maintenance plans for all developments. Establish and maintain security systems for the developments and tenants. Liaise with local authorities and other security institutions and businesses on security matters. Develop and maintain security directive. Create security awareness amongst staff, tenants and visitors where applicable. Establish and maintain an emergency preparedness program. Remain on standby, 24 hours per day, 7 days per week. Regular visits to tenants and maintain good relationships with all tenants. Hold regular tenant meetings. Market the services offered by the department and the company in order to grow the company. And all other duties as required by Management to ensure the effective management of the properties and the company.

How to Use Keywords in Your Resume
ATS software is not always accurate. So when you’ve found the keywords to put on your resume, you need to include them clearly so that the ATS can read them.
Don’t: Embed resume keywords in images or use fancy fonts.
Do: Use standard fonts and avoid images in favor of plain text.

 

Stick to Plain Text
For an ATS, images are hard to read. While it might be tempting to spice up your graphic design resume by embedding keywords for your resume in fancy images, doing so will mean the ATS can’t read them.
