Assistant Maintenance Coordinator

Requirements:
Willing to relocate in Ajman.
Must be Arabic.

Job Purpose
To co-ordinate and assist the maintenance coordinator in all maintenance activities pertaining to civil, mechanical, electrical and plumbing works in Company properties (or properties for which the Company has a maintenance obligation).
Responsibilities / Accountabilities
• Assist the maintenance Coordinator to conduct and review inspections of the general condition of the facilities, assign and ensure that necessary precautions are taken when defects are located to protect the safety of the public, tenants and staff.
• Assist the maintenance Coordinator to review and recommend the performance of annual contracts maintenance, assists with planning for future upgrades and maintenance and supervises the installation of new facilities in the course of repair.
• Receiving calls from tenants, logging of calls and assisting the Maintenance Coordinator with organizing the jobs.
• Assist the maintenance Coordinator to review inspection reports and correct or have corrected any discrepancy in a timely manner. Keep current with all aspects relating to safety. Resolve customer complaints and maintain positive public relations with the campus and community.
• Assist the maintenance Coordinator to analyze and investigate maintenance and personnel problems or issues. Compile written reports to the Facilities Manager with solutions and/or recommendations.
• Assist the maintenance Coordinator to supervise emergency repair jobs; inspect field work performed; plan and estimate maintenance and repair work; maintain records of work order requests and completion. Be available to address the facilities issues that arise day or night.
• Assist the maintenance Coordinator to supervise and participate in developing, implementing and evaluating work processes, systems and procedures to achieve goals, objectives and work standards.
• Assist the maintenance Coordinator to supervise and coordinate with other departments to complete remodeling projects; review remodeling plans for energy efficiency and proper construction methods; maintain records of materials used; order and purchase new material.
• Assist the maintenance Coordinator to respond to any form of inquiries and complaints from user departments. Coordinate and delegate tasks, and direct work flow to meet daily objectives.
• Regular visits to the buildings assigned to ensure proper maintenance of the building common areas and corridors.
• Visit the property once the maintenance/repair works are completed to ensure that the works are carried out as per the scope submitted by FM.
• Liaising with FM on a daily basis in coordination with the Maintenance Coordinator to ensure effective utilization of resources.
• Prepare weekly reports for the assigned properties and send it to the Maintenance Coordinator.
